Why Roofs, Siding, and Decks Don’t Last as Long in the Mountains: A Summit County Home Inspector’s View

As a home inspector in Summit County, Colorado, Homeowners and buyers often ask the same question: Why do roofs, siding, and decks wear out so much faster up here than in Denver or lower-elevation areas?

The answer is our harsh high-altitude environment—intense UV radiation, dramatic temperature swings, heavy snow loads, frequent freeze-thaw cycles, and strong winds. At 9,000+ feet, these factors combine to accelerate damage in ways milder climates don’t.

1. Roofs: UV and Freeze-Thaw Hit Hardest

Asphalt shingle roofs that might last 25–30 years at lower elevations often only make it 15–25 years in Summit County.

Main reasons:

  • Stronger UV at altitude: Thinner air lets more ultraviolet rays through, drying out asphalt, causing shingles to crack, curl, and lose granules faster.
  • Freeze-thaw cycles: Snow melts during sunny days, then refreezes at night. Water seeps under shingles and expands, loosening flashing and creating ice dams.
  • Heavy snow and wind: Summit County sees significant snow loads (often 80+ psf in places like Breckenridge), plus high winds that stress fasteners.

Inspector tip: Standing-seam metal roofs perform far better here—often lasting 40–70+ years—because they shed snow, reflect UV, and handle expansion/contraction well. Good attic ventilation and proper ice-and-water shield are essential.

2. Siding: Fading, Cracking, and Moisture Problems

Wood, fiber cement, and vinyl siding all age quicker in the mountains.

Key factors:

  • Intense UV: Colors fade fast and materials become brittle.
  • Freeze-thaw and wind-driven moisture: Water gets behind siding, freezes, expands, and causes rot, delamination, or gaps—especially on south- and west-facing walls.
  • Temperature swings: Daily shifts stress joints and sealants.

I frequently flag peeling paint, loose panels, and early rot during inspections.

A Better choice: Fiber cement or engineered products with strong UV and moisture protection tend to hold up longer. Proper flashing and housewrap make a big difference.

3. Decks: Structural Stress and Rot Accelerate

Decks are one of the most common trouble spots I see. Many show serious wear after just 10–15 years.

What shortens their life:

  • UV degradation: Sun fades and weakens boards, railings, and sealants, leading to splintering.
  • Freeze-thaw and snow: Heavy, wet snow sits for months. Melting water soaks in, freezes, and cracks wood or loosens fasteners.
  • Expansion/contraction: Extreme temperature changes cause cupping, twisting, and loose connections.

My advice: Use high-quality, UV-resistant composites or properly treated lumber. Proper ledger flashing is critical to prevent water intrusion into the house. Annual sealing and maintenance are non-negotiable.

Shortcuts that work at lower elevations often fail in the mountains—think inadequate fasteners, poor ventilation, or insufficient drainage. Microclimates also play a role: south-facing slopes get pounded by sun and weather, while shaded areas hold moisture longer.

Regular inspections (every 2–3 years for roofs) and prompt repairs can add years to these components.

Bottom Line for Summit County Homeowners

The same sun, snow, and views that make mountain living special are tough on homes. Roofs, siding, and decks simply don’t last as long here—budget and plan accordingly.

When buying or maintaining a mountain property, get a thorough inspection that accounts for high-altitude wear. Catching issues early saves big money later.
